Here are this week's updates, with a lot of work focused on making maintenance workflows, Inbox, texting, and integrations feel more dependable.
Now in Preview: Upgrades to Maintenance
We're introducing a significant update to Maintenance for all existing customers with the maintenance add-on. We'll begin rolling this out to customers in the coming days.
  • 🛠️ Maintenance work orders can now handle tenant requests from text/MMS in early access, including photos and clearer routing into the right work order flow.
  • 🧾 Quote review is clearer, with better support for comparing vendor quotes, selecting the right option, and keeping vendor handoffs easier to follow.
  • 🧰 Related work orders for the same property can be grouped into one repair flow, helping teams manage repeated reports of the same issue without losing context.
  • 🔗 Tenant intake links and address matching are more resilient, making public request forms easier to share and less sensitive to address formatting differences.
  • ✅ Vendor quote requests and assignments now have safer send behavior and a clearer activity trail, so teams have more confidence when handing work to vendors.
Inbox & Texting
  • 💬 Text replies are more reliable, with fixes for certain conversations that couldn't be replied to and cases where the wrong recipient could be selected automatically.
  • 🧭 Inbox activity is more accurate, including corrections to who is shown as performing an action on a conversation.
  • 📬 The new Inbox navigation and filter experience continued moving forward with refinements that make conversation scope, status, assignee, and tag filters easier to combine.
  • 📱 Text delivery reliability improved for recent carrier errors and edge cases that could keep messages from going out.
Integrations & Phone
  • 🔄 AppFolio work orders are syncing more reliably into LeadSimple, including fixes for recent missing work orders.
  • 📞 Inbound calls routed to external numbers now preserve the original caller ID more consistently, helping teams recognize who is calling.
